    typically you should use about 65-75 % of gross income as net. Net should cover mortgage payment.

    rates typically start in 6’s with max ltv 75% – if you seek a non bank loan dont believe the promo rates and teasers that promise low rates and high ltv – they dont exist (rates are 7s on those)
